Land in Lagos, Abuja, or Port Harcourt is not scarce. Good land is. We spend months on due diligence that most developers spend days on: title verification through multiple registries, infrastructure access analysis, drainage surveys, neighbourhood trajectory studies. We walk away from more parcels than we buy.

When we do acquire, we develop with the end occupant in mind rather than the quickest exit. That means estate layouts that allow for future service upgrades, road widths that accommodate actual traffic, green buffers that stay green. The communities we build are still standing and still appreciating a decade later because they were planned that way, not because the market was kind.
